Treating Bed Bugs in Flats and Multi-Room Properties

In a purpose-built or converted block, a bed bug infestation has two ways to become somebody else's problem: along the pathways that connect the flats, and in the belongings that people carry between them.

The pathways are real but slower than people fear. Bed bugs travel through gaps around pipework, along cable runs, through the void behind a shared partition and under a poorly sealed door. They do not cross an open corridor in a hurry. Spread between flats usually takes months, not days.

The belongings route is faster and is the one worth attention. A bag carried between flats, a chair passed on to a neighbour, a shared laundry — those move an infestation a whole flat at a time.

The Neighbour Question

If bed bugs are found in one flat, the honest position is that the adjoining flats may or may not be involved and there is no way to know without looking. Treating one flat in a block where two are infested produces exactly the outcome people report as "the treatment did not work".

• Activity concentrated on the wall shared with a neighbour, rather than around the bed, is worth reporting
• So is a neighbour who has mentioned bites, or who has recently put a mattress out
• In a managed block, the managing agent is usually the only party who can arrange for more than one flat to be inspected together
• Where a block is treated flat by flat over months, the same infestation can circulate through it

Multi-Room Properties and HMOs

A house in multiple occupation is a block of flats in the shape of a house: several sleeping rooms, several sets of belongings, shared circulation and often shared laundry. It has the same spread routes and the same problem with partial treatment.

What makes an HMO harder is that no single occupant can see the whole picture. One room reports bites, that room is treated, and the room that has had them quietly for six months carries on. The only version of this that works is inspecting the sleeping rooms together, whatever is then treated.

Where the Evidence Sits in a Flat

The same places as anywhere else, with two additions that specifically matter in flats.

• Mattress seams, piping and the underside, and the divan base
• Bed frame joints, slat ends and the back of a fixed headboard
• The skirting line and socket faces on a wall shared with another flat
• Around pipe and cable penetrations, particularly boxed-in service runs
• Any furniture that came from elsewhere in the building

Who Arranges It

In a rented flat, either the tenant or the landlord can instruct the treatment, and the practical answer is usually whoever will act fastest. What matters is that one of them does, and that the date it was first reported is written down.

Where a managing agent is involved for a block, an inspection instructed at building level rather than flat level is worth pushing for, because it is the only version that can settle the neighbour question.
