Block the Room Out Before You Book Anything

The mistake that causes most of the trouble is arranging a treatment around a booking rather than the other way round.

• Block the room from the date of the visit, not from the day after
• Allow for the exclusion period you will be given, and then some
• Allow for a possible follow-up visit — ask at the booking whether one forms part of the work
• Do not book anybody in for the night after the treatment, whatever the exclusion period is

Tell the Cleaner

This is the single most useful thing on the page for anybody with a room that gets serviced.

A cleaner who has not been told will do exactly what they are paid to do: strip the bed, move the furniture back, take the laundry to the utility room and give the room a thorough going-over. Every one of those undoes part of the work, and none of it is their fault.

1. Give them the aftercare instructions in writing, not verbally
2. Tell them specifically not to clean the treated surfaces until a date you give them
3. Tell them not to move the bed or the furniture back
4. Tell them where the laundry goes and where it does not
5. Put a note in the room itself if more than one person services it

The Room Is Not the Whole Job

A property with several guest rooms has the same scoping question as a house with several bedrooms, and the same answer: have them all looked at, treat what the evidence calls for.

• Rooms sharing a wall with the affected one
• Any other room with a bed in it, occupied or not
• Seating in a shared lounge or breakfast room in genuine use
• The linen store, if bedding has been circulating between rooms
• Staff or family accommodation in the same building

Treating one guest room while the one next door is untouched is the version that comes back in six weeks, and in a property with bookings that is considerably more expensive than the inspection would have been.

Linen and the Store

Bedding that has circulated between rooms is a route between them, and a linen cupboard is warm, dark, undisturbed and full of folded fabric.

1. Everything from the affected room goes to a hot wash and a full hot tumble dry
2. Do not return it to the general store until the room is resolved
3. Consider keeping that room's linen separate for a while
4. Check the store itself — shelf undersides, corners, the joints of the shelving

For any property that takes guests, the record matters more than it does in a private house — because the next question may come from a guest, a platform or an insurer rather than from you.

• The date and source of any report
• Which room, and what was found
• The inspection findings, room by room
• Which rooms were treated and which were checked and left
• The dates the rooms were blocked and released
• Any follow-up visit and its findings
