Why Carpet Moths and Tenancies Go Badly Together

• The check-in inventory is the document that matters most. If it does not record the condition under the furniture, it does not say much either way
• Report it in writing when you first see moths, even if you are not sure. A dated email is worth a great deal later
• Photograph what you find, with dates, before moving anything
• Keep any treatment invoice. Evidence that something was done promptly is worth more than an argument about who noticed first

For landlords the mirror image applies: a property treated between tenancies, with an invoice, is a considerably stronger position than one where the problem is discovered by an incoming tenant in month two.

What to Look For in a Reading Property

Carpet moth larvae feed on natural animal fibres. Wool is the obvious one, and a good deal of Reading's older rental stock is carpeted in it.

A synthetic carpet is not food, which is why an infestation can stop dead at a doorway between two rooms carpeted differently. If you are not sure what you have, that is worth establishing before anything else, because it changes the whole picture.

Why DIY Rarely Finishes It

• Traps catch adult males and tell you there is a problem; they do not remove larvae
• Sprays applied to open floor miss the edges and the areas under furniture where larvae actually are
• Vacuuming the middle of a room is the one part that was never infested
• Adult sightings drop naturally between generations, which reads as success and is not
• One untreated rug, or one room nobody thought to check, re-seeds everything
